Vienna remains one of Europe's most attractive property markets. Stable value growth, high quality of life, international demand. That's exactly what makes buying complex today: hundreds of listings appear daily — many overpriced, some with hidden defects, others pure bait.

I am not a property search service. My role: as soon as you have a concrete object (from my portfolio or any platform), I honestly review it with you — substance, land register, encumbrances, building accounts, KIM-V eligibility — and accompany you through negotiation, offer, notary and handover.

How buyer support works

1. Enquiry & first call

You reach out with a concrete object or question. 30 minutes of honest conversation, no sales pressure.

2. Object review

I check land register, encumbrances, energy certificate, building accounts and owner resolutions, compare with location pricing and give you honest pros, cons and a realistic price range.

3. Viewing, negotiation, contract

I join the viewing, bring a surveyor if needed, negotiate the price and coordinate notary / lawyer — through to handover.

The most common buyer mistakes in Vienna

1. Falling in love with the first object. View at least 5–7 apartments before deciding. Otherwise you lack comparables — and pay emotionally instead of rationally.

2. Underestimating side costs. Land-transfer tax (3.5%), registration (1.1%), notary (1–2%), agent commission (3% + VAT) — 10% on top of the price.

3. No professional surveyor. For houses and Altbau apartments, bring a surveyor. €400–800 often saves €50k+ in later renovation costs.

4. Viewing without financing confirmation. Sellers and agents don't take you seriously. Get a written bank confirmation before serious searches.

5. Not reading building accounts. Disputes, deferred maintenance, special levies of €30k — all in the last 3 years of minutes.

6. Revealing your max price too early. Never tell the listing agent your maximum. That becomes the negotiation floor — keep your powder dry. That's my job.

How do I buy an apartment in Vienna?+

Step by step: (1) clarify budget & financing (KIM-V: 20% down, max 40% household income for instalments), (2) define your search profile (district, size, condition), (3) viewings & credit proof, (4) offer, (5) notary & purchase contract, (6) land-register entry. With a buyer's agent you also see off-market objects that never go online.

How much equity do I need for a Vienna apartment?+

Since the KIM-V regulation: at least 20% of the purchase price plus side costs (3.5% land-transfer tax, 1.1% registration fee, 1–2% notary, agent fee). Realistically 25–30% equity. Example: €400k price = roughly €100k equity.

What does buyer support cost?+

Austrian law caps buyer commission at 3% + 20% VAT (3.6% gross) of the purchase price. With me, the initial conversation and needs analysis are free. Commission only applies if I'm actively involved in your purchase and you actually buy.

What are off-market properties?+

Objects that never go public on willhaben or ImmoScout. Owners want discretion (divorce, succession, public figure), avoid viewing tourism, or prefer a vetted buyer pool. Around 20–30% of premium Vienna sales run off-market.

Do you help with financing?+

I refer you to three independent advisors (no bank sales, no kickbacks). You get neutral comparisons from 8–15 banks — I earn nothing on it. A written financing confirmation BEFORE the offer makes you credible and saves time.

How long does the buying process take?+

From signed offer to handover, expect 6–12 weeks: credit check, loan approval, notary/lawyer contract, land-register entry. Trust-account handling secures the purchase price.

What side costs do I have?+

Roughly 10% of the price: 3.5% land-transfer tax, 1.1% registration fee, 1–2% notary, 3.6% agent commission, and possibly 0.5–1% bank fees. On a €500k purchase, that's €50k on top.

Do you also inspect the substance?+

For any object above €500k I recommend an independent surveyor (€400–800). I personally check energy certificate, land register, encumbrances, recent building accounts and owner resolutions. If there are hidden defects, I'll say so — even if it means you don't buy.
