Bestellerprinzip since 1.7.2023What does the broker cost us as a landlord?
Since the Bestellerprinzip in Vienna (1 July 2023): whoever commissions the broker pays the broker. For classic renting via willhaben or ImmoScout24 with tenant search, this means in practice: as the landlord you bear the commission (max. 3 gross monthly rents + 20% VAT) – not the tenant any more. Sounds unpleasant, but is usually cheaper than expected: in return you get a marketed rent value that is often €80–150/month above the self-listing price, vetted credit and a legally watertight tenancy contract.
When does the tenant still pay? When the tenant actively commissions us with the apartment search – that's our second activity (search mandates for tenant prospects). We clarify before every marketing in writing which constellation applies to you.
Why let with IZY-Immobilien?Renting out property in Vienna is a matter of trust
Renting an apartment in Vienna is no longer a no-brainer. The market is highly competitive, legal requirements are becoming more complex, and the risks of rent default or disputes cost nerves, time and often a lot of money. That's why we see renting not as mass business but as a personal task: we find you the matching tenant – not the first available.
Our standard: if you entrust your object to us, it's as if we were renting our own apartment. we take time for every single KSV1870 credit check, conduct personal first meetings with every prospect, and give you an honest recommendation – whether you want to let immediately or should rather wait.
