What does the broker cost me as a landlord?

Since the Bestellerprinzip in Vienna (1 July 2023): whoever commissions the broker pays the broker. For classic renting via willhaben or ImmoScout24 with tenant search, this means in practice: as the landlord you bear the commission (max. 3 gross monthly rents + 20% VAT) – not the tenant any more. Sounds unpleasant, but is usually cheaper than expected: in return you get a marketed rent value that is often €80–150/month above the self-listing price, vetted credit and a legally watertight tenancy contract.

When does the tenant still pay? When the tenant actively commissions me with the apartment search – that's my second activity (search mandates for tenant prospects). We clarify before every marketing in writing which constellation applies to you.

What you need to know as a landlord

Austrian tenancy law is one of the most tenant-friendly in Europe. As a landlord you should know whether your property is in the full MRG scope (Altbau until 1953, subsidised), in partial scope (ownership after 2002, freely financed) or freely lettable (one/two-family houses, holiday apartments). Rent ceiling, fixed-term discount, maintenance duties and termination rights depend on it.

What's the best way to rent out my apartment in Vienna?+

Five steps: (1) determine a realistic market rent (MRG areas have the Richtwertmietzins ceiling!), (2) prepare the energy certificate, (3) professional photos & listing on willhaben and ImmoScout24, (4) thoroughly check tenant credit (payslips, KSV), (5) legally compliant tenancy contract (fixed-term or open-ended). Since 2023 the Bestellerprinzip applies – whoever commissions the broker pays.

What does a broker cost for renting in Vienna?+

Since 2023 (Bestellerprinzip) the commissioning party pays – usually the landlord. Standard is 2 gross monthly rents + 20% VAT. With IZY-Immobilien you only pay on successful renting – no risk, fixed in writing.

What does renting via IZY-Immobilien cost?+

The commission for placement is capped at max. 3 gross monthly rents + 20% VAT in Vienna – the exact split depends on Bestellerprinzip and the constellation. As an owner you usually pay nothing or only a small contribution for special services. Full transparency before commissioning.

How quickly is my apartment let?+

In top Vienna locations (1010, 1080, 1190, 1180) often within 7–21 days. The overall average is 30–60 days. Over 90% of my objects are under contract within 3 months.

How is a tenant vetted?+

I require as a minimum: payslips of the last 3 months, KSV1870 credit report, ID and a personal first meeting. For self-employed candidates additionally income proof and bank statements. As the owner you decide in the end who moves in.

Which tenancy contract makes sense – fixed-term or open-ended?+

For investment apartments I recommend fixed-term contracts of at least 3 years (minimum term per MRG). Advantages: termination protection for you as owner, possible rent adjustment after expiry. Disadvantage: 25% fixed-term discount in MRG full scope. We decide together depending on the property.

Who is liable for rent default?+

The risk is in principle the owner's. I minimise it through: a) clean credit check, b) 3 months rent deposit via savings account or bank guarantee, c) on request rent deposit insurance. For rent arrears I coordinate the reminder – often one call from me is enough.

What about the location of the object?+

Location determines rent price and tenant profile. I know all Vienna districts, school catchments, U-Bahn plans, parking zones and give you an honest assessment – even if it's not what you want to hear.

Do I need an energy certificate to rent out?+

Yes, legally required for every listing. Without a valid energy certificate, fines of up to €1,450 apply. I organise the energy certificate for you if needed (cost approx. €250–400) and attach it to the contract.

How does the handover work?+

I'm personally present at handover, create a detailed handover protocol with photos, document meter readings and all defects. That gives you a clean evidentiary basis in case of dispute.
